For owners, Blanket delivers a real-time Investor Dashboard that turns property management into an experience closer to a modern fintech product than a back-office service. Owners can track property valuations, equity, income and expenses, mortgages, taxes, net cash flow, and maintenance-to-income ratios — all without needing a call or a custom report. This creates transparency and control, which are the biggest drivers of retention in property management. When owners feel informed, they are less likely to shop around and more likely to stay and expand their portfolio with the same manager.

For the property manager, Blanket reduces churn by detecting risk early and guiding action. The AI Retention Manager identifies owners who are likely to leave based on behavioral, financial, and operational signals, then assigns a Property Risk Score and recommends what to do next — whether that means addressing recurring maintenance friction, proactively explaining a temporary dip in performance, surfacing a rent adjustment opportunity, or initiating a structured check-in. Instead of reacting after an owner complains or gives notice, PMs can intervene when intervention still works. The AI also auto-drafts personalized retention emails and texts in the PM's own tone of voice.

Blanket also helps PMs grow. The Investor Marketplace gives owners access to exclusive off-market properties with full data to make offers. Online Deal Rooms let owners get loans, buy insurance, schedule inspections, sign documents, and track closings from their phone — supported by expert transaction coordinators and AI. The Referral Manager finds and manages referral partners (agents, builders, other PMs) with automated triggers at lease renewal or when an owner signals intent to buy or sell. The Leads Manager provides real-time notifications and centralized lead tracking by source (Referrals, Buyer, Seller, Buy Box), with native integrations to LeadSimple, Aptly, and HubSpot.

Branded Email Communications send done-for-you monthly emails to owners with property value updates, local investment opportunities, and educational content — all from the PM's custom domain, logo, and name. Cloud Document Storage automatically organizes leases, closing statements, inspections, and tax bills per property.

On the measurement side, Blanket gives PM leaders clear visibility into retention health and growth performance. It helps quantify engagement, churn risk, and the business impact of interventions and opportunities. Over time, this becomes a forecasting and optimization layer: which owners are stable, which are at risk, what value has been preserved, what growth has been generated, and which teams or workflows are driving results.

The platform supports a B2B2C model where the property manager offers Blanket to owners as part of their service. Everything is white-labeled under the PM's own brand, logo, and domain.
