Last year Blanket teamed up with the NARPM Women’s Council of Property Managers to develop the Leading Women in Property Management program.

This program brings women role models to the forefront of our industry and showcases their leadership abilities and property management expertise. Our goal is to encourage more women in property management to step up and step forward as mentors, leaders, and to invest in their professional skills. 2025’s theme was She Makes The Difference, which emphasizes the indispensable role women play in each and every property management company across the country.

As part of the program, we recorded professional interviews with all twelve LWPM honorees during the 2025 NARPM Annual Tradeshow and Convention in Orlando. The interviews are finally ready, and we’re thrilled to share our conversation with Pamela Greene, an operations leader, MPM designee, and someone who built and sold her own company after 10 years in the industry.

Pam shared many great insights

  • Defining success on your own terms: Pamela measures success by personal goals, not industry benchmarks. For her, that meant building a company, surviving COVID, and eventually selling it after 10 years.
  • What business buyers actually look at: When Pamela sold to Alarca Realty, buyers evaluated doors, revenue, staff, and assets. She also prioritized finding a buyer whose core values matched hers. A good exit is about fit, not just financials.
  • Legislation is the shift to watch: Pamela sees constantly evolving legislation as the biggest change coming to property management. Staying educated on the laws is what allows PMs to have credible, high-level conversations with owners and clients.
  • Listening is the most underrated leadership skill: Great leaders don’t just delegate, they listen to their team and only assign work they understand themselves. Clear communication starts with actually hearing what your people are saying.
  • NARPM changed everything: Pamela walked into her first NARPM conference alone and came out with a career she couldn’t have built on her own. The community, education, and designations she earned, including the MPM, shaped her into the industry expert she is today.

Our interview with Pamela Greene

Q: What are the signs of a successful leader?

A: As a leader, I define success as achieving your goals. I don’t look at it as a business goal because each business can have different goals. Are you looking at the visionary’s goals? The broker/owner’s goals? The process, policies, procedure goals? Are you looking at goals for what to accomplish over the next six months? I define my success by my personal goals and what I set for myself in this field of property management. 

Eventually, my goal was to sell my company- and I did that. I opened a company and I survived COVID- that was my goal. It may not be immediate, but I think achieving it on your personal end helps your business and your colleagues, friends, and family achieve theirs as well.

Q: What do buyers look for in property management?

A: I actually just sold my company about a year ago. I sold it to a local company, Alarca Realty. I had owned my business for 10 years. They look at the numbers. They’re looking at how many doors you manage. They’re looking at the revenue. They’re looking at your staff, your assets, whether you have a building or whether you’re virtual. When I was looking to sell, I was looking for another company that had the same core values and vision that I did when I opened mine 10 years ago. It’s different from acquisitions. There’s so many different moving parts and, depending on what the buyer and seller is looking for, that’s going to impact the overall offer.

Q: What major shift do you see coming to property management?

A: The one major shift I see coming in property management in the next five years is legislation. It’s constant. It’s moving. Because legislation moves so quickly, it needs to be followed more. Being educated on the legislation allows us to make sure that we’re on par so we can have those high-level conversations with our owners, our clients, and our vendors when needed.

Q: What’s one thing every leader should know about leading a team in this industry?

A: One thing everyone needs to know about leading a team in the property management industry is listening. You need to listen to your team members. You also need to relay information so they understand. Communication is key. But the biggest thing is to listen to their concerns. They’re in the same position you’re in because you should not be the person that’s going to delegate a job to someone else that you personally would not do or understand.

Q: Best advice for someone getting started in property management?

A: Listen, be quiet, sit back, and learn. Take in all of the education that you can. Join NARPM. And once that’s done, start asking questions. You don’t know what you don’t know. Everybody thinks you’re a fantastic property manager, until you’re not. My first NARPM conference was the same year I joined NARPM, in 2013. I walked into the conference in Nashville, Tennessee by myself. I was a deer caught in the headlights. But, once you walk in, people are going to start coming up to you. There’s camaraderie. This association helped me learn more about the property management industry than I would’ve ever figured out on my own.

Q: What impact has NARPM had on you?

A: It taught me to be a property manager. There’s the general dictionary version. There’s the public version. There’s your commission version. When you really sit back and think, what a property manager actually does, there’s so many different versions. NARPM was able to help guide me. From there, I wanted to be that expert that people would come to if they had any questions regarding property management. So, I moved forward to obtain my residential management professional designation (RMP), and my master property manager designation (MPM) – which is the highest one NARPM has to offer. That solidified me as a property manager. I know what I’m doing and after all of these years of experience and all the education. I am now that person that anyone in the industry could come to with any questions.
