What is everyone going to talk about at NARPM Annual?
I think the topic that will get the most attention in Vegas is data access. You might have seen the news that Realpage is blocking all new EliseAI integrations. The dispute is over whether or not Apollo, EliseAI’s AI agent, violates Realpage’s API terms of service.
Todd Ortscheid framed the move as Realpage telling “their customers to sit down, shut up, and do as they’re told. Your company can’t operate how you want it to operate anymore.” But one commenter did a good job explaining why Realpage might be justified.
I bring this up because it’s not the last dispute like this you’re going to see, and it will eventually impact SFR. AI has drained the moat of many legacy vendors. What they have left is proprietary data and they aren’t going to sit by while a vendor or your Claude bot scrapes it. The counterclaim is that it isn’t Realpage’s data at all, but yours. They’re your tenants, your clients, and your properties to manage. The data produced by your business belongs to you.
