BLANKET ADVISORY
Your firm already bought the tools. I make them pay off.
Blanket Advisory is Blanket’s consulting division, led by Jeff J. Grice. I find where PM companies with brokerage divisions leak doors, deals, and margin - then fix it inside your operation, not in a slide deck.

THE GAP
The software is installed.
The operation never changed.
Only 8% of property management firms have fully automated a single workflow. Your PM software, your CRM, the AI tools someone signed up for last year - the subscriptions are real. The workflows they were supposed to replace are still running on people, memory, and workarounds. That gap costs you doors, margin, and your best people’s time. Closing it is my job.
WHAT I DO
Where I find the leaks.
- 01
AI Replacement
Which of your services AI can take over, which it can assist, and which stay human. Every recurring task graded, with hours and dollars attached - then the rollout, built with your team.
- 02
Brokerage Operations
Transaction workflows, SOPs, org design, and agent productivity. We find where deals leak money and time, then rebuild those processes with clear owners and measurable outputs.
- 03
Investor Deals & Growth
Investor client acquisition, deal sourcing and matching, door growth, and market expansion. A BD pipeline that produces, and referral relationships that compound.
HOW IT WORKS
Start with the Operations Diagnostic.
Three weeks, $7,500, fixed. You get a findings report, the AI Replacement Map with a reclaimable-hours number on top, and a prioritized 90-day plan worth acting on whether or not we continue. If we continue, half the diagnostic fee credits toward your first retainer month.
- 1Diagnose
Findings report + AI Replacement Map + reclaimable-hours number.
- 2Plan
A prioritized plan your team can run with or without me.
- 3Build
We roll it out inside your operation, with clear owners.
THE GUARANTEE
If the diagnostic surfaces less than three times its fee in annual savings - measured in numbers you sign off on - you don’t pay.

FAQ
Questions, answered.
PM companies between 200 and 5,000 doors, especially those running or launching a brokerage division. If you’re smaller, start with the newsletter - the playbooks land there too.
No. The diagnostic maps your operation and hands you the plan - what to automate, what to keep human, and what each is worth in hours and dollars. If Blanket software is the right tool for part of it, I’ll say so. If it isn’t, I’ll say that too. Plenty of clients run the plan on tools they already own.
You can - and after the diagnostic you’ll hire better. A strong ops hire takes months to find and months more to learn your brokerage motion, and they still have to write the plan before they can run it. Three weeks gets you the plan. Hire against it instead of hoping the hire invents it.
It’s the best time. Most of what I find isn’t AI work at all - it’s duplicate entry, manual handoffs, and steps no tool should be doing. We fix the workflow first, then decide what AI takes over. Starting from zero means there’s nothing to undo.
A few hours across the three weeks - a kickoff, short interviews with the people who actually do the work, and one readout session. I do the observation and the math. Your team keeps running the business.
You get the AI replacement map and the 90-day plan, and they’re yours either way. Most clients bring me back to run the rollout alongside their team; some take it in-house from there. You leave with a plan, not a dependency.
