Hey friend,
Welcome to the 51st weekly edition of Pillow Talk! This is where I share my unfiltered thoughts on life, business, and property management.
This week, I’m sharing four ways asset management for property managers generates owner-side revenue.
Four Asset Management Revenue Streams
Residential property management is one of few industries without an established Client Success function. It typically defaults to the PM or whoever talks to owners the most. But Client Success is more than being helpful on the phone or responding quickly to emails. It’s a proactive business strategy focused on helping customers reach their desired goals and get maximum value from a product or service. Instead of just fixing issues when they happen, a client success approach anticipates needs and builds long-term relationships to drive satisfaction, renewals, and growth.
In residential property management, client success is synonymous with asset management. Client Success Managers in other industries identify problems their clients have, come up with solutions, and upsell to generate more revenue for the company. Asset managers do the exact same thing. They optimize portfolios, monitor them for problems, recommend solutions, and look for ways to generate more revenue for the company and the client.
That last bit about generating more revenue is what I want to talk about today.
Here are 4 ways asset management can generate owner-side revenue:
#1 CapEx & Renovation Planning
Identify your oldest and most out-of-date properties, then contact the owners and offer an improvement plan. Create a proposed timeline, budget, and show the ROI on the upgrades. Make a list of smart upgrades that can simultaneously boost rent, appreciation, and reduce future maintenance events like an upgraded bathroom, new appliances, or pet-friendly features. Everyone benefits from higher rent, and you can even make a little extra by charging a markup on the renovations.
#2 Portfolio Growth Advisory
Help clients with strong cash flow or equity evaluate their next purchase as a “growth consultation.” You source the deals, conduct the deal analysis, make lender introductions, and refer an agent or broker the deal yourself. Your client benefits from an easy acquisition experience, better deals, and a bigger portfolio. You benefit from another unit under management, referral fees, and brokerage commission.
#3 Financial Decision Support
Provide free analyses for various decisions like selling, 1031 exchanging, or refinancing. Position it as a strategy session rather than admin work. That way it’s a conversation and not a task list.
If an owner notifies you they’re planning to sell, send them a free rent vs. sell analysis. It could convince them to rent, keeping the unit under management. If they decide to sell, you already have an open line of communication to pitch your brokerage offering.
If an old property has poor cashflow and keeps getting hit with maintenance events, schedule a strategy session with the owner and propose a 1031 exchange for a newer property. Come ready with the pros and cons and maybe even a few properties already sourced with higher monthly rent.
#4 Premium Service Tiers
Introduce a premium service tier. Here are a few things you could offer:
- Offer personalized advisory services like deal sourcing and deal analysis
- A certain number of free strategy sessions per year where you present plans to help them grow their portfolio.
- Free analyses that explain ways they can optimize their rental for higher rent or appreciation
- A detailed and well-researched local market trends report
This may not sound like something owners are willing to pay for, but that’s an outdated belief. The 2026 PM Trends report found that 51% of surveyed owners were willing to pay extra for asset management services. It was at the top of the list of seven services.
