Hey friend,

Welcome to the 16th weekly edition of Pillow Talk! This is where I share my personal thoughts on property management topics.

This week, I’m talking about how maintenance drives owner churn.

Last week I was at the 2025 Property Meld MX Summit, and it was a riot. Great speakers. High energy. A rodeo! Props to Property Meld for putting on a great event.

Wednesday opened up with a presentation from Meld CEO, Ray Hespen, who talked in part about maintenance performance being one of the most significant drivers of tenant satisfaction. 👈That’s what I want to dive into today because of its connection to owner churn.

After Ray’s presentation, I looked up Property Meld’s Monthly Benchmarking Report, which is where they update staple benchmarks and share things they’ve uncovered through studying platform data.

One of their key insights is the strong correlation between speed of repair and tenant satisfaction. In the August report, they remind readers that 6.8 days is the tipping point. Meaning, if it takes longer than 6.8 days on average to complete a repair, tenant satisfaction will begin to see a significant decline.

Ray shared a similar insight on his LinkedIn two weeks ago:

Property Meld analysis: residents with optimal maintenance experiences churned at 20.0%, those with service gaps at 33.6%, a 68% relative increase

To sum it up: Slow and shoddy repairs = unhappy tenants. This may be common sense, but it’s really nice to have data to back up the intuition, and a concrete number to benchmark against. Thanks Property Meld!

The industry has known for some time that tenant satisfaction has a significant impact on owner churn. The logic is simple. When a tenant is unhappy, they’re more likely to churn, which leads to a vacancy period, leasing fees, and other things that lighten the owner’s pocket.

So here’s the takeaway ➡️ Fast and reliable repairs must be a part of your owner retention strategy.

Don’t take my word for it

Turns out the Todd Father wanted to talk about the same thing!

He published a post on Substack the day before MX Summit titled Why Maintenance is Still the Biggest Threat to Your Retention Rates. Todd explains the maintenance<>tenant satisfaction dynamic in plain terms in the post:

“Put yourself in their shoes. If you were living in a house and the toilet broke, or the shower handle, and you were literally waiting for SEVEN DAYS for someone to come fix it, you would be livid.”

And later on he says “maintenance matters more than just about anything else when it comes to resident and owner retention.”

Good night 😴
