Sign more owners faster with contact enrichment.
Bottom line, contact enrichment helps reduce speed to lead while simultaneously delivering personalized interactions.
Contact enrichment is a lesser-known and highly underrated tactic in the property management industry. Which means there’s a lot of upside available to PMs investing in it.
Also known as skip tracing or data enrichment, contact enrichment is the automated process of adding verified details such as their day job, emails, phone numbers, number of doors they own, and more to new owner leads or to your existing CRM records. Property managers primarily benefit from contact enrichment in 2 ways:
#1. Faster speed to lead. Your BDM is likely already doing some level of manual enrichment. But manual enrichment is very slow because they’re googling the lead, looking them up on social media, and looking up the address to learn about the property. All of that manual work slows down your speed to lead.
Contact enrichment does this step automatically and surfaces more data than your BDM can. External data sources can enrich owner leads with info like how many properties they own, what their mortgage rate is, how far they live from the rental, and more. You get the full picture before the first call.
#2. Deliver personalized interactions. Contact enrichment is a necessary ingredient for creating a personalized experience for every owner lead. Personalization is one of the highest-leverage things PMs can do right now to improve their close rate. Similar to contact enrichment, there just aren’t many PMs investing in personalization yet. So anyone who is, has a leg up.
Personalization has been found to reduce customer acquisition costs by 50% and lift revenue by 5-15%. It’s also quickly becoming the baseline consumer expectation.McKinsey found in 2021 that 71% of consumers expect companies to deliver personalized interactions, and 76% get frustrated when it doesn’t happen. Those numbers are certainly higher today. In other words, the wider consumer experience has become so personalized that owners are bound to expect the same from their property manager.

How to use contact enrichment in your business.

Contact enrichment applies to property management in many ways. Here are some use cases that can help you reduce speed-to-lead while simultaneously delivering personalized interactions:
- Contact intent: A standard inbound lead only comes with the intent they provide, such as “Interested in management info.” Enriching the lead gives you the wider context, such as “they inherited a family home out of state,” or “recently moved out of a primary residence.”
- Property history: Without enrichment you get an address. With enrichment, you know the owner lived in the home for 5+ years and it was never a registered rental.
- Owner location: Unknown on a standard lead unless they provide it. Enrichment gives you the owner’s actual mailing address so you know if they live long-distance from the rental property.
- Financial profile: Unknown on a standard lead. Enrichment can provide details like their mortgage rate and more.
- Tailored sales approach: The generic pitch is “We manage your rental for a low monthly fee.” The enriched pitch is “We serve out of state landlords specifically. We handle emergencies 24/7, conduct strict tenant screening, and handle all the legal compliance to protect your property.”
