Hey friend,
Welcome to the 39th weekly edition of Pillow Talk! This is where I share my unfiltered thoughts on life, business, and property management.
This week, we’re discussing the vibe coding reality.
If you went to Broker/Owner or spend any time in property management circles, you’ve no doubt heard of “vibe coding.”
Vibe coding means using AI tools to create software applications by describing functionality in natural language, rather than writing code line-by-line. Property managers and vendors alike have jumped down the vibe coding rabbit hole and started building their own tools. I myself have invested countless hours over the last year in various tools. We’ve built a lot of cool things at Blanket, including a marketing bot that connects to Figma, Google’s VEO 3, and Remotion. With it, we can build branded presentations, product animations, and other marketing collateral way faster and way cheaper than before.
Honestly, the speed of these tools is a little unnerving. I can understand why people are anxious about AI “taking their jobs.” And I can definitely relate to some software companies who are worried they’ll be vibe coded out of existence. With enough know-how, someone could build their own Calendly in a few hours (some folks already have 😅).
The Vibe Coding Reality
But before you go and cancel all your SaaS subscriptions with plans to build your own alternatives, there’s one important thing to remember about vibe coding: It’s not as easy as it sounds.
For one, AI coding tools aren’t perfect. They make a lot of mistakes, and understanding those mistakes and the best fix can require some technical expertise. That marketing bot I mentioned above is only as good as it is because my Co-founder and Blanket CTO, Sagi, helped build it. He’s a computer whisperer with over two decades of coding experience and actually understands the things we’ve built with AI. I’ve seen that AI coding tools shine brightest in the hands of technical experts like him.
Two, AI coding comes with a lot of risk. One study found that “62% of the solutions generated even by the best model are either incorrect or contain a security vulnerability.” Another study found that “across more than 150 large language models tested, only 55% of AI-generated code passes basic security tests.”
Three, the real value many software companies offer is in their data. Companies who sit on massive, high-quality, proprietary databases like Property Meld have a distinct advantage that vibe coding can’t replicate. Another reason our marketing bot can create near-ready marketing collateral is because our Director of Content, Clay, built a queryable database with over 112,000 words of Blanket content that it references for substance and voice/style. Sometimes it’s all about the data.
Build your own tools, for sure. But be sure you understand what you can practically build on your own and the risks involved.
Shameless plug incoming
One property management function where data matters a lot is rental estimates. Without good data, you’re really only doing rental guesstimates.
Last year, HUNDREDS of PMs told us they need more credible rent estimates to win leads, close deals, justify renewals, and grow per-client revenue. We answered with Property Analyzer, our next-gen rental estimate solution.
10,000 reports later, we just released V3 🥳 (Book a demo to see it in action.)

Market comps got the biggest upgrade:
- Comps are now pulled from premium data providers AND our internal database of rentals.
- They’re selected from a larger pool of 50 comps so you know you’re getting the best possible match. You can view all 50 and swap as needed.
- Match quality is now displayed as an easy-to-read scale rather than vague percentages.
- Reports got a facelift as well. They’re sleek, simple, and wear your brand.
- PLUS properties you currently manage that show up in comps are shared and flagged for prospects to see (credibility signal 💪).
