More Accurate Than Ever

Rental estimates with Property Analyzer are more accurate than ever thanks to three major upgrades:

1. We rewrote the scoring algorithm. A new machine learning model weighs distance, rent, property type, size, beds, and baths together.
2. V3 requests 50x more comp candidates from data providers, then ranks them locally. Better comps surface because we’re choosing from a much larger pool.
3. Property Analyzer still uses premium data, but now it also includes data from rentals in our database.

Clearer Scoring

We replaced ambiguous percentage rankings with a simple 5-tier rating that helps your team and owners understand comp quality at a glance. Now, instead of guessing whether a 75% match is good or not, you can immediately see if the match quality is Excellent, Strong, Good, Fair, or Weak.

Your Data in the Mix

Properties you manage that show up in comps are now auto-flagged as managed by you on reports. This provides owners with instant social proof and boosts your credibility. (This feature is only available with the Retain package.)

Reports now show 10 comps, up from 6. And comps are selected from a larger pool of up to 100 candidates. You can even browse the candidate pool and swap properties between the candidate pool and the 10 displayed on the report if you find one you like better.

The white-label rental property report got a face lift as well. It’s sleek, still wears your brand, and has KPIs, filters, and sharing tools, all in one faster, more intuitive workspace.
